Setting the correct price for your home ensures that you will attract buyers in the first few days of marketing which research shows is the time you'll achieve the best selling price. And remember you can never undersell your home!

Top tip #2:- You'll be working with an estate agent for several weeks on what can be an emotional roller coaster during the selling process, so choose the agent that you feel will be the most helpful, communicative and supportive on your journey



It's a government requirement that every property that is either sold or let have an Energy Performance Certificate, even if you don't use an estate agent in the process. There is an upfront charge for these services, but for a small investment it really pays dividends and remember the rest of our service is no sale no fee and as you paid for them they belong to you so even if you have to put off selling your home, you can still use an EPC for 10 years for either selling or letting your home and as long as you don't move walls or remodel too much you can re-use your photographs and floor plan
